What is an EPC? An Energy Performance Certificate (EPC) is a legal document that rates your home's energy efficiency on a scale from A (most efficient) to G (least efficient). A-rated homes are cost-effective to run, while G-rated homes come with higher running costs. In Wales, the average EPC rating is a D.


What does the assessor need to do? To create an EPC, the assessor will need access to all areas of your home, including gardens and the loft. During the assessment, they'll take measurements, record details, and snap a few photos of things like heating controls, boilers, loft insulation, and light bulbs. No need to provide information or prepare for the assessment.


How long does it take? The duration varies based on your home's size, but typically, it will take between 20 to 40 minutes.

Why do I need an EPC? It's a legal requirement for all landlords, including Flintshire Council, to have an EPC for each property. EPCs are valid for 10 years, and renewal might be necessary. They help Flintshire Council identify ways to enhance your home's energy efficiency and reduce heating and running costs.


What if I don't want to have the EPC done? If we miss you during our visits, we'll try to schedule an appointment by phone. Access is only granted with your permission, and we will never enter without it. Updating your EPC is important. Please contact us with questions or concerns, and we'll assist in any way we can.


What happens next? Over the next 4-6 weeks, one of our assessors in Litegreen uniform with an ID badge will visit your home to conduct the EPC assessment. If you would like to set up a safety password, speak with the team on 0330 175 6505. If you're not at home or unavailable, we'll make subsequent attempts to complete the EPC.
